A Simple Change with Big Impact
In this listing, a fresh coat of neutral paint throughout was the key to helping buyers envision the home's full potential. Take this bathroom, for example: by simply swapping a dark maroon wall color for Sherwin Williams Alabaster, the space was completely transformed.
Amazingly, nothing else was changed—same original cabinets, hardware, mirror, and lighting. Aside from a few staging touches on the counters, it’s all about the power of paint!

Buyers Swarmed the Backyard!
With the Garwood listing my clients had already done a fabulous job of updating and decorating their home. So, I simply suggested some editing to remove family photos, items from some surfaces, etc. But outside, I recognized a big “opportunity” to stage the shed. While it was painted to match the house and was super cute from the outside, nothing was happening on the inside. Simply filled with random old/discarded items. So I suggested a little transformation that would yield big results. With a cleared out shed and some new plants outside, we staged the inside. Even better, it was a featured item in our listing video - telling everyone to use their imagination on how they would use it. A “he shed,” a “she shed,” a kid’s space, and more. And sure enough, every buyer who came to the open house made a beeline for the backyard to see the shed! It was a memorable shed. And yes, the house sold very quickly with multiple offers.

Yes, this is the same living room! First we removed all of the heavy furniture, dark rug, end table, and accessories. Then we brought in 2 modern chairs, a rug, mirror over the fireplace, updated accessories, and rearranged the layout to make it more open and welcoming when you walk in the front door. Not pictured was some other art work on the walls that was also a distraction. Keeping everything clean and bright is the key. My client was amazed. Result - multiple offers in 2 days and sold well over list price.

Anita Dining Room
In this space, we changed the art work hung in the dining room from a brightly colored (not pictured) print to one that the client had in another room that is muted grey and black (thereby coordinating colors with the family room (see post above). Removed all of the items on the shelves and replaced with just a few key items. The biggest change was simply setting the table to help buyers visualize themselves entertaining in the space.
