DFW Homeowners: New Texas Real Estate Laws

The 89th Texas Legislative Session resulted in new laws that will affect many homeowners across Dallas–Fort Worth, with several changes scheduled to take effect January 1, 2026. Rather than list every bill, this summary focuses on the areas most likely to impact homeowners directly.

Property Tax Relief for Homeowners

One of the most meaningful outcomes for DFW homeowners is property tax relief.

  • The homestead exemption increased to $140,000 for most homeowners

  • For homeowners age 65 or older or those with disabilities, the exemption increased to $200,000

  • The business personal property tax exemption increased significantly, from $2,500 to $125,000 for income-producing personal property

These changes may reduce taxable values for homeowners and small business owners across North Texas.

Housing & Neighborhood Impacts

New laws were also passed to address housing affordability and supply, particularly in fast-growing regions like DFW. These measures are intended to support additional housing options, reduce certain zoning barriers, and expand fair housing protections. Over time, these changes may influence neighborhood growth and housing availability across North Texas communities.

Property Rights & Real Estate Transactions

Additional legislation strengthens property owner protections and improves transaction clarity, including updates affecting homeowner associations, buyer and seller transparency, and insurance-related consumer protections.
